Terms of Service
Last updated: October 2026
These Terms of Service ("Terms") govern your use of this website and any quotation, order or contract with Bright Steed Industrial Limited ("Bright Steed", "we", "us"). By using the website or placing an order, you agree to these Terms.
1. Our products and services
We design, manufacture and supply customized prefabricated housing and related buildings. Each project is made to order according to a written specification agreed with you. Images and descriptions on this website are for illustration only and do not form a binding offer.
2. Quotations
- Quotations are valid for the period stated in the quotation.
- A quotation is based on the information you provide, including size, layout, finishes and site conditions. If this information changes, the price and schedule may change.
3. Orders and design approval
- A contract is formed when we confirm your order in writing and receive the agreed deposit.
- You must review and approve the final drawings and specification before production starts. Approved drawings form part of the contract.
- Change requests after approval may affect the price and delivery time and are accepted at our discretion.
4. Prices and payment
- Prices are stated in the currency shown in your quotation and exclude taxes, duties, shipping and installation unless stated otherwise.
- Payment terms are set out in your quotation, typically a deposit on order, a payment before shipment and the balance on delivery or completion.
- We may suspend work or delivery if a payment is overdue.
5. Cancellation
Because every building is made to order, you may cancel before production starts only with our written agreement. We may retain the deposit, or part of it, to cover design work and costs already incurred. Once production has started, the order cannot be cancelled except as set out in our Shipping & Returns policy for defects.
6. Delivery, site readiness and installation
Delivery dates are estimates. You are responsible for site preparation, foundations, access for delivery vehicles and cranes, utility connections, and any permits or approvals required for the building, unless our contract states otherwise. See our Shipping & Returns policy for details.
7. Warranty
We warrant that the products will be free from defects in materials and workmanship for the warranty period stated in your contract, counted from delivery, when used and maintained normally. The warranty does not cover damage caused by misuse, unauthorized modification, improper foundations or installation by others, lack of maintenance, or events outside our control such as severe weather or accidents.
8. Intellectual property
Designs, drawings and content on this website belong to Bright Steed or its licensors. Drawings we prepare for you may be used only for the project they were made for and may not be copied or supplied to third parties without our consent.
9. Limitation of liability
To the extent permitted by law, we are not liable for indirect or consequential loss, loss of profit or loss of use. Our total liability in connection with an order is limited to the amount you paid for that order. Nothing in these Terms limits liability that cannot be limited by law.
10. Force majeure
We are not responsible for delay or failure caused by events beyond our reasonable control, including natural disasters, strikes, transport disruption, government action or material shortages.
11. Website use
You agree not to misuse this website, attempt to gain unauthorized access, or use it for unlawful purposes. We may update the website and these Terms at any time; the updated version applies from the date posted.
12. Governing law
These Terms are governed by the laws of the jurisdiction stated in your contract. Disputes will be resolved by the courts of that jurisdiction unless we agree otherwise in writing.
